Full-time, Exempt The Property Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of the property.
The Property Manager will effectively manage and coordinate persons, activities and available resources to accomplish community objectives as set forth by Property Owner.
These objectives will include maximizing occupancy levels and community values.
Ultimately the overall performance of the Property is the Property Manager's responsibility.
Job Duties and Responsibilities Every person is expected to perform any reasonable task or request that is consistent with fulfilling company objectives.
Represent the company in a professional manner at all times.
Maintain a positive customer service attitude.
All Thayer Company employees are expected to read and understand policies and procedures on the on-line SOP.
If something is unclear the employee is expected to ask for guidance and/or clarification.
Conduct all business in accordance with company policies and procedures, state and federal laws, e.

OSHA, ADA, Fair Housing, etc.
Demonstrate ability to understand financial goals, operate asset in owners' best interest in accordance with policies and procedures.
Maintain accurate records of all community transactions.
Prepares annual budgets and income projections in a timely and accurate manner.
Ensures all rents and late fees/check charges are collected, posted and deposited in a timely manner.
Generate necessary unlawful detainer documents and process in accordance with State and Company guidelines.
Provide constant vendor/subcontractor communication concerning scheduling and billing.
Ensure accounts payable invoices are submitted to the corporate office for payment in a timely manner.
Handle petty cash.
Ensure property is leased to fullest capacity.
Produce an Action Plan each Friday, if needed.
Utilize marketing strategies to secure prospective residents.
Confirm leasing staff techniques are effective in obtaining closing.
Confirm leasing staff gathers information about market competition in the area.
Continually monitor and analyze traffic, budget guidelines, renewal information, marketing data, etc.
Provide information to management as requested.
Prepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflow.
Confirm all leases and corresponding paperwork are completed and input into OneSite/Real Page accurately and on a timely basis.
Ensure current resident files are properly maintained.
Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.
Ensure proper response and handling of all community emergencies with staff, residents, buildings etc.
within company guidelines to minimize liabilities.

, criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.
) Deal with resident concerns and requests on a timely basis to ensure resident satisfaction with management.
Develop and/or implement resident retention programs.
Consistently implement policies of the community.
Maintain community appearance and ensure repairs are noted and completed on a timely basis.
This requires regular community inspections and tours.
Assure quality of market ready apartments.
Ensure all service work orders are recorded and communicated to maintenance.
Completion of pre-close out checklist.
Completion of close-out.
Supervises entire on-site staff.
Ensure all employees receive feedback and communication so they are performing their duties at the highest level possible.
Administer Performance Improvement Plans (PIP) consistently and in a timely manner with performance problems of staff.
Document appropriately, communicate with Human Resources Department and terminate properly when necessary.
Provide support to staff to encourage team work and lead by example in creating harmonious environment.
Ensure all administrative processes involving personnel are handled on a timely basis (i.
e.
, performance evaluations, time sheets, change of status forms, etc.
) Attendance is an imperative job function.
Qualifications College degree preferred; High School Diploma required.
Accredited Resident Manager (ARM) preferred.
ARM designation must be acquired within 12 months.
Position requires a minimum of 2 years on-site as a Leasing Agent and/or Assistant Property Manager.
Demonstrate ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
Effectively convey ideas, images and goals to a diverse group of personalities.
Competence in personal computer skills, keyboard, internet search, math Microsoft Office Suite including Word, Excel, and E-mail, as well as, community software applications.
Knowledge of Fair Housing laws Be able to work evenings and weekends.
